ARCHITECTURAL INFORMATION
Polat Tower is constructed on a basis with a thickness of 4 m., on Istanbul’s
the strongest main reef which lies between Mecidiyekoy to Besiktas. It is a large
mass of 15.000 tons, which consists of 800 concrete blocks and nearly 800
tons of iron. This ensures a great resistance to the building. Polat Tower is
152 m. and 10 cm. high, and in terms of height, it is the highest residence in
Europe and second highest in Turkey.
In terms of its location and architectural structure, Polat Tower is constructed
in a way that it won't be affected from even the most severe earthquakes. Also
there are earthquake sensors placed at the basis and inside of the building, so
that the automation system is turned on before the shake. Electricity, gas and
water systems shift to safe mode, and the residents are warned by an announcement
so that they will be awake during the earthquake. Also these sensors collect important
datas such as the low-level earthquakes that are not felt, as well as measuring
the response of the building to these low - level shocks, so that the effects
of a strong earthquake will be reduced to its minimum.
ELECTRICITY SYSTEM
The building has 2 transformers of 1600 KWA. Rather than regular cables, Busbar
type of moduler cables are used to conduct high voltage. This provides significant
advantages to the building. This system consists of small modules that are connected
to aech other, and in case of any emergency such as a possible earthquake, the
modules are disconnected and the electricity is cut off.
In case of any power outage, the building has 3 generators that generate electric
in full capacity. Two of them are spared for residences, with a power of 4400
KWA each, and the third one with a power of 1600 KWA is spared for
the stores. The generators reach full capacity in 7 seconds. In order to prevent
any data loss of computers, the building is supported by a UPS system of 150
KWA.
Each
apartment has a smart counter that controls the electric utilization. These counters
work interconnected with the electronic systems of the building. They are capable
of distinguishing between the city voltage and the electricty generated by the
generators, so that the residents will not be charged when thay do not consume
any electricity from the generators.
HEATING
Generally, the boiler rooms are located at the basement of the residences. Thus,
in case of any problem that may occur in the boiler room, evacuation may be impossible.
In Polat Tower, however, a significant measure is taken by placing the boiler
rooms at the top stories. There are 4 smart boilers of 1.100.000 kcal., which
work in sencronization. They save energy by working automotically considering
the need of usage.
Hot
water enters the pipe line of the apartment when the apartment is in use, or when
the water is programmed to be kept hot, otherwise is leaded to the other apartments
in use. Hot water heats the water inside the apartment pipe, so that, even after
it exits, the apartment keeps the heat like a thermos. There are thermometers
placed at the entrance and the exit of each apartment’s water pipe in order to
measure the temperature differences between the enterance and exit so that the
residents are charged regarding their consumption.
WATER
Polat Tower has a 2500 m3 water tank which is sufficent for 1.5 months.
The water level is monitored in an electronic media and the necessary fillings
and controls are done by the automation system. The water circulation is electronically
monitored. The computer system senses any problem in the circulation and takes
over the control.
The water entering the building passes through a well designed treatment system
in which chlor compounds and microorganisms are removed. The pipes are made of
copper, and this provides hygiene.
ELEVATORS
There
are 7 elevators which are supported by UPS systems, and travel with a speed of
2,5 m. per second. The automation system monitors the usage frequency of the elevators.
For instance; the system determines that a resident who lives at 20th story uses
the elevator at 7:00 AM every morning, and keeps the elevator ready everyday at
that particular time. This statistics are collected in the data bank, and in case
of any emergency, the elevators speeds up the evacuation process by heading towards
the most frequently used stories. The weights of the elevators are continuously
controlled, and when it reaches to its maximum capacity, it heads towards the
first station by skipping the others, and saves time. When pressed to a wrong
button, there is the oppurtunity of cancelation which also saves time.
FIRE ESCAPE
It is well known that residents in large developments mostly suffer from smoke.
Thus, Polat Tower Residence has two unique fire stairs and an elevator. Pressuriezed
clean air is given in order to prevent the smoke enter inside.
STORES
There are stores of different titles meeting the daily needs of the residents.
PARKING LOT
The parking lot has a capacity of 650 vehicles. A special card is placed on the
residents’ cars. This system is also known as Automatic Passing System. By this
system the residents don’t have to wait while entering and exiting the parking
lot. The system will also faciliate automatic charging.
HELIPORT
The tower has the highest heliport in Turkey. It is designed to be used for special
cases and is opened to residents’ use.
