STUDIO APARTMENTS
Every
equipment in the apartments, even the lamps are remote controlled. The apartments
are controlled with making different kinds of programmes by the device called
Excel50. The front doors are opened with access cards. When entered into the apartment
by an access card, the electricity, water, gas and heating systems automatically
turn on and shift to the programmed mode.
In case of a defect, it is possible to fix without entering into the apartment.
Every system in the building reports their position automatically to the system
center. Thus, in case of a problem the system automatically orients the competent
to that region. These systems are supported with mechanical control besides electronic
control, in this way the safety level increased to its maximum. A risk that may
occur during the failure of the electronic system or during the repair, is prevented
by the mechanical and analog controls, and the safety level is provided.
Heating system can be programmed as demanded. Besides keeping the stable level
of heat, it can also be programmed to different levels at the spesific hours of
the day. There are 3 main programmes. Also the residents may make their private
programmes. The system controls the fixed level with +-2° difference when it is
on economic-mode.
When
you leave your apartment for a short time, the system shifts to stand-by mode
and controls the level with +-6° difference. When the system is on stand-by mode,
it works close to the level of economic mode, but cuts off the electricity and
water - except for the devices’ which are not requested to, like the refrigerator
and/or aquarium. The third programme is the off-mode. On this mode, every electricity,
heating and water systems turns of. Thus, the residents are not charged when they
do not use their apartments. When the temperature is exteremely low, the system
reduces the level of heating to keep the building system safe from freezing.
If the temperature is too low, although the air-condition system is programmed
to heat, it won’t be sufficient. The system automatically turns on the radiators
when detects that the apartments are not heated. Warm water enters the apartments,
passes through the radiators and increases the heating to the requested level.
Besides
the general heating system of the building, a heating system that is designed
for each of the apartment (chiller) can also be used. Thus, there will not be
an expense named common usage, and the residents are charged only based on their
consumption.
Dirty air in the apartment is given out by the exhoust system of the building,
and clean air is given in. To economize heating, clean air that enters inside
is passed through the dirty air just like the capillaries. Thus, for instance
in the winter, cold air outside the apartment is heated by hot air while entering
inside. As the same way in the summer, hot air outside the apartment is cooled
by cold air while entering inside. By this way, a high rate of economizing of
heating is provided.
When the hood in the apartment is shifted to high level, the automation system
determines that there is a dense smell inside and warns the exhoust system, and
the exhoust system turns on to support the hood for airing the apartment. Different
ventilate system is designed for each apartment. Dense smell is given out before
affecting the other apartments.
The lamps of the hall work united with the access cards and the elevators. While
entering the apartments, they turn on for a specific time and then turn off. Thus,
the cost of the common use is reduced to its minimum.
The
garbage is stored in a depot of cold air at the bottom of the building until it
is removed, and this provides hygiene.
Every apartment has high insulation of sound.
There are fire sensors and automatic fire-extinguishers in each apartment. In
case of a warning, the automation system puts into use different kinds of scenarios.
At first, it is announced into the apartment. Then, a plan that fits mostly to
the sutiation is automatically figured by the power of the automation system and
safety is provided.
There is a boiler of 120 lt. with the heater, in each bathroom. It can keep its
heat for 2,5 days, like a thermos. When it starts cooling, its heater takes over
the control and fixes the heat of the water. In case of an over capacity usage,
the building sends sygnal to the automation system and requests hot water, so
that a resident doesnot feel anything while having bath. Sometimes the boiler
automatically turns on and increases its heat to remove the microorganisms.
