Smart building Polat Tower Residence, which is constructed by Polat Insaat in Istanbul, will be in service in September 2001.

Smart building automation system is used by only two companies in the USA, and in Turkey the first time it is used by Polat Construction for Polat Tower Residence whose construction is still going on in Besiktas, Ihlamur. By this system, natural gas consumption is reduced at the sections of the building that are exposed to sunlight and warmed up, and the heat of the shady background sections is automatically increased. Thus, the consumption is reduced to its minimum. When the membership fee of the apartment is not paid, the electricity, water and natural gas connection of the apartment would be cut off. When the resident enters the parking lot, the door identifies the driver by the chip that is located at the bottom of the car, and opens without any process. The residents are protected from ultraviolet rays of the security bridge by a barcode. Although Polat Tower Residence is not in service yet, 120 apartments of the tower are already sold out.

Murat Polat, President of Board of Directors says that Turkey is a country which keeps up with the times and construction sector has to make reforms. He adds, “There are many samples of the type of the residences like ours in the USA and in the Far East. We think that to reside in safe residences is not a luxury, but a stipulation for Turkish people, too.” Polat also stated that the ground investigation has done in 1997.

40 months forward sale

Polat Tower Residence has 400 studio apartments of 71 sqm and 81 sqm, and is the highest resident development of Europe with the height of 150 meters. This 42 storied tower has 33 residence stories and each apartment has additional equipments like a Jacuzzi, an air conditioner and a safe. The apartments have variable prizes between USD 160.000 and USD 280.000, and due dates are up to 40 months.

Murat Polat states that Polat Construction Comapny has worked on several construction projects upon to the historical residences and business developments and they worked on a smart building like Polat Tower Residence because of the changing of lifestyle. The people working in the business centers in the city and living in the residences on the suburban areas are losing time. “The smart buildings like Polat Tower will change this situation,” says Polat and adds, “But there are only 4 buildings of this type in Istanbul.”

Polat also gave information about the cost of the building. He said that at the beginning they have anticipated a cost of USD 60 – USD 70 million, but the market conditions has changed this aim day by day. Polat stated that Polat Holding has accelerated its investments, and he added, “Our Company also has lands in Umraniye, Kasimpasa and Mahmutbey. We will construct residences and business developments on these areas.”

“1999 was a very bad and unlucky year for both the construction sector and our country”, said Polat and added, “After June, the sector may get better.” He also defended that if the construction sector won’t progress the economy will fail too, and if the work sites increase, the business world will be much better.
